How many people can the house sleep?
Up to 12 guests across 7 bedrooms. Only guests included in the reservation may stay overnight.
Are housekeeping and linen included?
Yes. On a full week the team comes twice; from 4 nights, once. Bed linen and towels are provided and changed. For a group of 12, final cleaning is charged at €150.
Can we smoke in the house?
Not inside. Outside, the terrace and garden are yours.
Can we throw a party or have guests over?
Meals among yourselves, of course. Parties, events or gatherings with people who are not registered guests need our prior written approval, and the peace of the property is respected in the evening and at night.

Who can use the pool?
Only guests included in the reservation: it is private, for you alone.
Can children swim?
Yes, always supervised by an adult, in the water and around the pool. The pool is not lifeguarded.
Can we bring glasses to the poolside?
No: no glassware in the pool area, for everyone's safety.
Is the pool maintained during our stay?
Yes, throughout your stay, loungers and parasols included. Please follow the safety instructions provided at the house.

How do we get there without a car?
By train to Chiusi Chianciano Terme station, 15 km from the house, about 10 minutes by taxi or transfer.
Can we visit Rome and Florence in a day?
Yes, by direct train from Chiusi: 1½ to 2 hours to Rome, 1¾ to 2 hours to Florence.
What is there to see nearby?
Lake Trasimeno is 20 minutes away, Montepulciano 30 minutes, Orvieto 40 minutes, Assisi 1 hour. All our ideas are on the activities page.
Do we need a car?
The village is five minutes away, but a car is still the easiest way to explore the hills. Private parking in front of the house is closed by a gate.

How do we book?
Availability is shown in the online calendar, which opens from the book now button: you can book there directly. For a tailored offer, write to us at info@villasanbiagio.house. A 50% deposit confirms the booking; the balance is due no later than 30 days before arrival.
What if we cancel?
More than 60 days before arrival, the deposit is refunded. Between 60 and 30 days, it is kept. Less than 30 days before arrival, the full rental amount remains due. Cancellation insurance is strongly recommended.
Is there a security deposit?
Yes, €1,500 per stay, paid before arrival with the balance and returned after you leave, once the house has been checked.
Is there a tourist tax?
Yes: €1 per person per night for the first 5 nights, free under 14. It is not included in the price and is paid before arrival.
Are pets allowed?
1 pet at most, on request before you book and after confirmation. Not on the beds or sofas, please.
What are the check-in and check-out times?
Check-in between 3 pm and 7 pm, later if arranged in advance. Check-out between 8 am and 11 am.
