Sending a request through the website commits you to nothing and does not hold the dates. We confirm availability and price in writing.

• Rate €5,700 per week for the whole house, an opening rate confirmed with your dates
• Included housekeeping (twice a week on seven nights, once from 4 nights), bed linen and towels, water, electricity, air conditioning and wifi
• Minimum stay 6 nights in high season, 2 nights in low season
• Final cleaning for a group of 12, €150 extra
• Deposit a 50% deposit is required at the time of booking to confirm the reservation; the reservation is considered confirmed only once this deposit has been received
• Balance the remaining 50% must be paid no later than 30 days before arrival; for bookings made within 30 days of arrival, the full rental amount is payable at the time of booking
• Before arrival all amounts relating to the stay, including the rental balance, security deposit, tourist tax and any agreed additional services, must be fully settled

• More than 60 days before arrival the booking deposit is refunded
• Between 60 and 30 days before arrival the 50% booking deposit is non-refundable
• Less than 30 days before arrival the full rental amount is non-refundable, as it is in the event of a no-show or early departure

We strongly recommend that guests take out appropriate travel and cancellation insurance.

Renting holiday accommodation for specific dates carries no right of withdrawal (Article 59(1)(n) of the Italian Consumer Code, implementing EU Directive 2011/83).

A €1,500 security deposit is required for each stay. It must be paid before arrival together with the final balance and other amounts due.

It will be refunded after check-out, subject to inspection of the property, provided that no damage, loss or exceptional cleaning costs have occurred. Any damage or loss exceeding the amount of the security deposit remains the responsibility of the guest.

A tourist tax is applicable in Città della Pieve. The current rate for tourist rentals is €1 per person per night for a maximum of the first 5 consecutive nights.

Children under 14 years of age are exempt. Other exemptions may apply in accordance with the regulations of the Municipality of Città della Pieve.

The tourist tax is not included in the rental price and must be paid before arrival.

• Capacity the villa accommodates a maximum of 12 guests
• Guests only guests included in the reservation may stay overnight at the property
• Lead guest must be at least 18 years old and is responsible for all members of the group
• Identification Italian law requires the landlord to register every guest with the police (Alloggiati Web): all guests must provide the identification information required under Italian law prior to or upon arrival

• Check-in from 3 pm to 7 pm; later arrivals may be arranged in advance
• Check-out between 8 am and 11 am

We kindly ask guests to respect the agreed arrival and departure times so that we can ensure the villa is properly prepared for every stay.

Villa San Biagio is a private countryside home and we kindly ask our guests to treat the house, garden, furnishings and surroundings with care.

• Smoking not permitted inside the villa
• Parties and events parties, events or gatherings involving people who are not registered guests are not permitted without prior written approval
• Quiet please respect the peace and tranquillity of the property, particularly during the evening and at night
• Furniture furniture and indoor furnishings should not be moved outside
• Damage guests are responsible for any damage caused to the property or its contents during their stay; any breakage, damage or problem should be reported to the property manager (IPF Estate, Città della Pieve) as soon as possible

• Access the swimming pool is for the exclusive use of registered guests
• Children must be supervised by an adult at all times in and around the pool
• Glassware no glassware is permitted in the pool area
• Responsibility guests use the swimming pool at their own responsibility and are asked to respect all safety instructions provided at the property

Children are very welcome at Villa San Biagio. Parents and accompanying adults remain responsible for their children at all times, particularly around the swimming pool, garden and outdoor areas.

• On request a maximum of 1 pet may be accepted upon prior request and confirmation
• Responsibility guests are responsible for their pet throughout the stay and for any damage or additional cleaning required
• Furniture pets are not permitted on beds, sofas or other upholstered furniture

• Energy please switch off lights and air conditioning when leaving the house and keep doors and windows closed while the air conditioning is operating
• Waste please dispose of waste according to the local recycling instructions provided at the property
• Check-out guests are kindly asked to leave the villa in a reasonably tidy condition

We want our guests to feel completely at home at Villa San Biagio and simply ask that the property is treated with the same care and respect as you would your own home.

These terms are governed by Italian law. If we disagree, we will first look for an amicable solution. If you are a consumer, you keep the protection of the mandatory rules of your country of residence and may bring a claim before the courts where you live.
